Layout note: The property comprises three floors. The rental includes exclusively the second and third floors, which form a completely independent living space. The ground floor is reserved for the owner’s exclusive use and is not included in the rental.

Rental conditions

Security deposit: Two months’ rent, in accordance with the general legal framework applicable to seasonal leases governed by Spain’s Urban Tenancy Act (Ley de Arrendamientos Urbanos).

Utilities: Internet included. Water and electricity included up to a combined monthly limit of €100. Any excess consumption, duly documented, will be payable by the tenant in accordance with the rental agreement.

Expenses payable by the landlord: Community fees, property tax (IBI) and waste collection charges.

Real estate agency fees: One month’s rent plus IGIC (Canary Islands General Indirect Tax), payable by the tenant where permitted by the applicable legislation.

The tenancy agreement will be drawn up in writing, specifying the temporary purpose of the rental, the reason for the stay and its duration. The rental is subject to the applicable Spanish and Canary Islands civil, tenancy, tax, urban planning and, where relevant, tourism regulations.
